Lanai & Porch Rescreening in Sarasota, FL

South Gate broke ground in 1955 on former citrus groves, Gulf Gate in 1961, and the ranch homes that replaced the trees were built with screened porches and under-truss lanais, not pool cages. They use the same mesh and spline, but the framing hangs off the house, the panels sit low and large, and the door takes most of the wear. They age differently and they get rescreened differently.

Where a lanai wears first

Bottom panels go first: feet, furniture legs, dogs, and the pressure washer all live at knee height. Door panels are next, since the door flexes every time it swings. Sun-facing walls chalk and go brittle ahead of the shaded ones. A rescreen visit addresses the wear where it is, whether that is every panel on a lanai that has aged evenly or the bottom band, the door, and the west wall on one that has not.

Which mesh?

Standard 18/14 fiberglass is the default because a lanai is about airflow. Bayfront porches in Indian Beach and creek-side homes take 20/20 no-see-um mesh on the water-facing wall. Homes with dogs take a pet-grade band along the bottom with standard screen above it. All of these can be mixed on one lanai.

Doors, hardware, and pollen

A rescreen is the right moment to fix a door that drags or will not latch, since new mesh in a bad door frame is a short-lived fix. Under the oaks, the yellow film that arrives every February through May is cosmetic until it is pressure-washed into the mesh. Rinse gently instead, and the new screen lasts the way it should.

Permits and the HOA

Replacing mesh inside an existing lanai frame generally does not require a permit from the City of Sarasota or Sarasota County. Adding new screen walls to an open lanai does. Gulf Gate, much of Bee Ridge, and Sherwood Forest run without a mandatory HOA; deed-restricted communities usually want like-for-like mesh and color approved first, and the contractor works inside that.
